A Neighborhood Message from David Wagner & John Maloney

Hello Perry Heights Neighbors and Friends,

This is NOT goodbye — but an update on our personal future —
and the future of 4502 Rawlins.

John Maloney and I purchased 4502 Rawlins in June of 1985 —
and the home was successfully sold and closed in June of 2025.

40 Years in Perry Heights —
What an honor it has been to live in one of the most beautiful
and best neighborhoods in Dallas.

Historic for sure —
but what truly makes Perry Heights such an incredible place to live is YOU — the neighbors.

John and I LOVED living in Perry Heights for 40 years —
and now, it’s time for the next chapter for both us and for 4502 Rawlins.

Built in 1926, 4502 Rawlins will celebrate its 100th birthday next year —
a remarkable milestone for a truly special home.

I never thought we would leave Rawlins — I honestly thought we would be buried in a low spot in the back yard — but things never quite work out as you plan!

John and I sold our business and retired two years ago — and we want to travel for fun — we always traveled for work — but it is not the same. We will still spend 3 or 4 summer months in Tuscany — if you are ever in Italy during the summer — give us a call.

A property like 4502 Rawlins needs to be lived in and loved — not owned by absentee owners — so we made the decision to downsize our life — and make it more manageable. We did not go far — we purchased a condo on Turtle Creek — exactly what we wanted and needed at this stage in our lives.

It took over a year to sell — primarily because I was incredibly picky who we chose to be the next owners of 4502 Rawlins. It had to be someone who loved historic homes — and understands all the positive & negatives — Seth and Lynsey loved the house — their children — Loved my Koi (for me — a big factor in who we sold to).

I want to take this time to introduce you to your new neighbors —

I am positive they will fit in perfectly with our historic neighborhood and the great neighbors within Perry Heights — and I believe they will be an excellent addition to the variety of neighbors who live in Perry Heights.

When the Eatons made an offer on 4502 Rawlins — they added a short note — telling us about themselves — I am going to share part of their note — it was one of the main reasons we chose them — I feel they will be wonderful neighbors to each of you.

So in the next few weeks — when you see them coming and going — please stop and introduce yourselves — and let them know how special Perry Heights is — and welcome them to Perry Heights.

We wanted to take a moment to personally thank you for opening the doors of your beautiful home to us. From the moment we stepped inside, we felt an immediate connection—not just to the house itself, but to the love, care, and history that clearly fills every room. It’s rare to walk into a space and feel so instantly at home.

Our family has a deep love for historic homes and neighborhoods. There’s something incredibly special about a house that carries stories in its walls, that has stood the test of time, and that has been lovingly cared for by people who saw themselves not just as owners, but as stewards of something greater. That is exactly how we view your home—and it’s exactly how we would treat it if we were fortunate enough to call it our own.

My husband and I moved to Dallas from Los Angeles in 2013 after finishing law school and practicing law there for nearly six years. We were drawn to the vibrant culture, strong communities, and the sense of place that Dallas offers. I grew up in West Texas, graduating from Odessa High School in 2001, so returning to Texas was in many ways a homecoming.

We’ve been incredibly happy raising our two children here—our daughter Edith (9) and our son William (7). They are full of curiosity, imagination, and energy, and we can so easily see them growing up in this home, making memories in the backyard, reading books in a cozy corner, and running down the stairs on Christmas morning.

The upgrades and thoughtful touches you’ve made throughout the house are, truly, exactly the way we would have done them. Your choices reflect not only a love for the home’s history, but also a beautiful sense of style and practicality. It’s clear this home has been cherished, and we would be honored to continue its legacy.

We also love how perfectly the home and the property are set up for family—ours often visits from California, and we could already imagine long weekends filled with laughter, shared meals, and the kind of moments that make a house a home.

Thank you for creating and preserving something so special. We see not just a house, but a future here—filled with joy, family, and deep appreciation for the history and character you’ve protected. We hope we have the opportunity to carry that forward, raising our children in a place where every detail already feels like it was meant for us.
